Buying a house can be a stressful experience filled with confusion, drama and major FOMO. You don’t want to waste your time, overpay or make the wrong decision.

How the cycle usually plays is you fall in love with a place, get emotionally attached and then feel heartbroken if you’re outbid or it’s mysteriously taken off the market. It’s a roller-coaster and sometimes you do feel like you want to scream.

Finding a family home tends to be particularly emotionally fraught, but finding the right investment property is no picnic either – even though in theory it should be a more clinical, logical process.

Now this is where I come in. The purpose of this article is to explain what it’s like to work with me. Understandably, if you’re considering using a buyer’s advocate and weighing up your options, you want to know what I can deliver and how I do things differently. When I’m engaged as your buyers’ advocate, this is what you can expect:

I’ll take on the stress so you don’t have to
One of the functions of a buyer’s advocate is to act as an “emotional buffer” and shoulder a lot of the hassle that comes with buying property: the scouting, the phone calls that make your heart race, the bidding wars, the building and pest dramas and the endless paperwork. 

I take this responsibility very seriously. My aim is to make house-hunting an enjoyable experience for you where I handle the more stressful elements.

You’ll work with me personally
I often get asked by clients whether they’ll actually be dealing with me when they engage my agency. The answer is YES! I have a strict policy where I only work with a maximum of six clients at any one time. That way, I can focus all my attention and energy on delivering the best outcome for you in usually a quick timeframe.

I’ll always act in your best interests
While I have a big network of contacts and work with real estate agents all the time, my loyalties lie with you as I you,  the buyer whilst the agent represents the seller. I cultivate strong professional relationships with agents and other referral partners to gain insider intel about what’s coming up and who’s prepared to sell off-market.

When you work with me, I’m on your side. I have no ulterior motive and there’s no way I’d push you into a house or investment you have doubts about. Buying property is a really personal decision, and you have to be 100 per cent sure before you sign a contract or I bid on your behalf.

“Thorough” is my middle name
When I go house-hunting for my clients, I’m like a bloodhound. We won’t leave any stone (or house!) unturned during your search, and we’ll make sure we dot all the i’s and cross all the t’s.

I draw on all four corners of my network to make sure I’m aware of all the options out there. My goal is to present you with a shortlist of properties that a) meet the brief, b) aren’t just listings you could have found on realestate.com c) give you an idea of the sellers’ expectations and what comparable properties have sold for in the area.

You’ll save a lot of time
One of the No.1 reasons clients engage me is because they’re time poor. I make it my business to save you time every step of the way by putting feelers out, handling initial inspections and fielding phone calls. No way would I waste your time by showing you properties that don’t meet your brief. Wouldn’t dream of it.

I’m highly contactable
Some real estate agents have a reputation for ducking calls and not returning them. I’m not a real estate agent. You’ll always be able to reach me on the phone, email, text or WhatsApp.

My motives are pure
I’m not out to create the biggest buyer’s advocacy in Queensland. Scaling sky-high and building a massive business doesn’t interest me at this point. I’d rather have a life, thanks very much. This is a job I absolutely love, and a big part of that is the satisfaction I derive from delivering great results for a small number of clients.

Working with a select few means I won’t be the wealthiest buyer’s advocate out there, but I suspect I’m the happiest because my clients are happy. For me, that’s what it’s all about.
